Maintaining an industrial commercial (usually flat) roof isn’t rocket science.

Keeping your commercial roof in a good state of health really boils down to two things – frequent, regular inspection and preventive maintenance.

Use this checklist to guide you through the process of establishing and maintaining “a healthy roof”.

1. Don’t perform your own maintenance.

Even something as simple as clearing snow from your roof can be dangerous.

2. Don’t allow anyone on your roof who hasn’t received specific safety and construction training appropriate to roof work.

3. Don’t allow unnecessary foot traffic on your roof.

Next to weather, walking on a roof can prematurely age it.  Hire trained professionals to inspect your roof who know how to protect a roof assembly.

4. Don’t hire anyone to work on your roof without seeing their credentials.

You must make sure to ask for proof of insurance, WSIB coverage, etc.

5. Don’t panic if you experience a roof leak.

If you have made sure your roof is regularly inspected and maintained, whatever’s causing the leak is likely a fairly simple fix for a trained roofing professional.

6. Do have your roof inspected frequently and regularly (twice per year is our recommendation) and carry out recommended preventive maintenance.  The old adage “a stitch in time saves nine” rings true!  Inspection and maintenance can prolong the life of your roof.

7. Do ask your roofing contractor to clearly explain your roof assembly.

A professional roofing contractor will do this without being asked.  The more you know about your roof, the easier it is for you to make the right decisions about the health of your roof assembly.

8. Do thoroughly read your inspection reports.

If you are unclear about anything in your roof report, ask your contractor for more information.  When your roof requires preventive maintenance or replacement, obtain and thoroughly review the scope of work.

9. Do think of your roof as an integral part of your “building investment”.

Think of your roof as an umbrella,protecting all the vital business asset in your building.

10. Do take the time to research roofing contractors.

Make your choice of roofing contractor based on factual research.  You want a professional, reputable, reliable contractor to take care of your roof.

Often a roof is “out of sight – out of mind”.  And, shouldn’t be! That 30% of your building protects 100% of your valuable business assets.
